Commercial Electrical Buildout Services

From the first conduit stub-out to the final permit sign-off, we handle the entire electrical scope of your tenant improvement or new construction project.

Office Buildouts

Power and data rough-in, lighting circuits, break room and server room dedicated circuits, and panel work for new or renovated office suites — from a single-tenant space to multi-floor corporate fit-outs.

Restaurant Electrical

High-draw kitchen circuits for commercial fryers, ovens, and refrigeration units. Hood ventilation wiring, walk-in cooler power, hand sink heaters, and health department compliance from day one.

Retail Space Wiring

Track lighting, display circuits, POS power runs, fitting room outlets, and storefront signage power. We coordinate around your merchandise layouts and fixture plans before the first nail goes in.

Medical & Dental Offices

Dedicated circuits for imaging equipment, sterilization units, exam room power, and generator transfer switching. We understand NFPA 99 health care facility requirements and code the work accordingly.

Warehouse & Light Industrial

High-bay lighting rough-in, 3-phase power distribution, dock door operators, equipment circuits, and service entrance upgrades for high-load operations throughout South Florida.

Code Violations & Corrections

Failed city inspection or received a violation notice? We review the punch list, make the required corrections, coordinate re-inspection, and get your certificate of occupancy cleared fast.

What to Expect

Commercial Electrical That Stays on Your Schedule, Not Ours

Tenant improvement jobs live and die by the move-in date. We've been on commercial jobsites long enough to know that a subcontractor who falls behind or can't communicate directly with the GC's super is the difference between a smooth C of O and an expensive delay.

Every commercial project we take has a direct contact at ESU — not a dispatcher. If there's a plan change, an inspection issue, or a schedule conflict, you hear from us before it becomes a problem.

  • Bid packages turned around within 48 hours for qualified projects
  • Rough-in completed on your framing schedule, not a fixed calendar date
  • Proactive communication when anything changes — no surprises on inspection day

From Bid to Certificate of Occupancy

Here's how a typical commercial buildout moves from our first conversation to the final city inspection.

1

Scope & Estimate

We review electrical drawings (or assist in creating them), provide a written itemized estimate, and confirm the schedule before any contract is signed. No vague line items.

2

Permit & Rough-In

We submit permit applications to the relevant Miami-Dade or Broward building department, then complete all rough-in wiring to match your construction schedule.

3

Trim-Out & Final

Device installation, panel termination, fixture hang, and final city inspection. We don't leave the jobsite until every item on the punch list is cleared.

Common Questions

Timeline depends on scope and the permitting process. A standard office tenant improvement typically takes 2–4 weeks from rough-in to final inspection. Restaurant electrical work can run longer due to kitchen circuit complexity and health department requirements. We'll give you a realistic timeline in the estimate — not an optimistic one designed to win the bid.

Yes — we've been a commercial subcontractor since 2016. We provide all the documentation GCs need: COI (with additional insured endorsement available), W-9, license verification (EC13007781), written scopes of work, and progress billing. We coordinate directly with your superintendent and communicate proactively when anything affects the schedule.

We handle all permit applications and inspections with both Miami-Dade and Broward County building departments. You don't need to coordinate with the city — we manage the entire process from application through final sign-off. Permit fees are passed through at cost with zero markup.

We've wired offices, restaurants, retail stores, medical and dental offices, salons, gyms, warehouses, and light industrial facilities throughout South Florida. Each industry has specific code requirements we know well — restaurant hood circuits, medical equipment dedicated circuits, retail track lighting systems, and warehouse high-bay rough-in are all work we've done many times before.
